We have recently expanded our surveying team and can now offer Fire Risk Assessments and Houses in Multiple Occupation surveys to our portfolio of services.
A fire risk assessment survey is a details the risks to people using your premises for commercial purposes. It is a legal requirement under the Regulatory Reform (Fire Safety) Order 2005 for a landlord or property owner (as the responsible person) to have a fire risk assessment conducted on their premises and complete the recommendations made by the assessment. The assessment is a detailed document which looks at the property layout, means of escape, fire detection, sources of combustion etc. and the risks they may pose to occupiers.
Houses in Multiple Occupation surveys can be conducted on existing and prospective properties. The Housing Act 2004 introduced mandatory licensing for properties that house more than five people over three floors. There was also the option of additional and selective licensing requirements for HMO’s, and many local authorities have adopted these requirements to manage the increased numbers of HMO’s. The Act also placed responsibility for tenants health and safety on landlords. The survey would include advice on fire safety requirements, room sizes, amenity requirements and property maintenance advice. The survey does not include structural works or planning advice.
